General Contracting

This approach is best identified as traditional bid and build. It happens when an owner who has engaged architects, engineers, and designers to prepare plans and contract documents, awards a project to M&J Consulting Group Corp to build in accordance with the design of the project. In the role of General Contractor, it becomes our responsibility, at our expense, to coordinate all subcontractor and vendors trades, manage the on-site schedule for material procurement, labor, equipment, and all other steps needed for mobilization of the project to its completion.

This level of responsibility is performed for a variety of contract methods from Lump Sump to Cost Plus Fee. It all depends on your needs and situation.

Since our role as the GC and the facility features are fully defined, we combine the right mix of experienced project professionals (from Project Managers and field Superintendents to Project Engineers and Quality Control Safety experts) to best assure you of a successful project outcome.

We manage the construction phase of your project, so you don’t have to. As your single-source responsible for a quality project, we ensure that it is completed on time and within budget.

These services include Turnkey Projects, New Construction, Interior Fit-Outs, Site Improvements and Renovations.

Design-Build

M&J CGC offers full-service capabilities to design and construct any building our client requests. Fundamentally, Design-Build embraces architecture/engineering and construction services under a single contract, thereby combining the roles of designer and constructor.

With the Design-Build delivery approach, we accept responsibility for the design and construction of a project and act as the single point of contact for you. We select a qualified team of architects, engineers, and key subcontractors that best fit your goals and objectives for budget, schedule and quality. As lead member of this sort of team, we obtain preliminary estimates to ensure the build-ability and feasibility of the designed project. Once the design has met certain milestones, we begin to initiate the next phase of the project while finalizing the first. It saves yo time and money.

Your in-house administrative burden is lessened by reducing the time and cost that allocated in the typical Design-Bid-Construction process. A Design-Build team that is working together fro the outset can navigate your project around any potential scenarios that could evolve, had each role been engaged independently. This process provides the simplest and most economical metho of project completion.

Construction Management

Construction Management (CM) is a professional service that applies effective management techniques to planning, design and construction of a project from inception to completion for the purpose of controlling time, cost and quality. It is specifically created to promote the successful execution of capital projects for owners. Since these projects can be highly complex, the construction management firm provides the owner with the necessary resources to pay close, continuous attention to every detail, as they often “make or break” a project. Typically there are two type of services associated with construction management: “Pure CM” and “At-Risk CM”.

A “Pure CM” is normally performed for Cost + Fee as to where an “At-Risk CM“ is performed for a Guaranteed Maximum Price.

As a “Pure CM”, we become exclusively responsible to the owner and act in the owner’s interest at every stage of the project. We offer advice, uncolored by any conflicting interest on critical matters enhancing project design and construction quality, optimum flexibility in contracting and procurement.

As an “At-Risk CM”, we identify an estimated budget based off of the scope of the project and then guarantee a delivery as defined for a maximum price. It then becomes our sole responsibility to manage the necessary resources to achieve your desired outcome.
